The applicant shall declare
the relevant particulars, if any required with
regard to the choice of flat/villa.

The allotment will be made in
firm price and if the payment is not made as
per payment schedule, applicant will be liable
to pay interest at the rate of 18% p.a. on the
delayed payments only.

The applicant shall execute the
Sale Agreement and Construction Agreement within
15 days from the date of allotment.

The applicant shall be
entitled to get only proportionate undivided
fractional right in the land as attached to
his / her flat which may be exclusively owned
by him / her. Purchasers of villa I and II
in Vrindhavan Hill Resorts shall be assigned
ownership of land 2 and 5 cents respectively
from the date of allotment.

The applicant shall abide
by the Kerala Apartment Ownership Act, if
not decided by the promoter.

The applicant shall be
a member of the Owners' Association that will
be constituted by the promoter

All the existing Government
Taxes, Sales Tax, Basic Tax payable to village
Office, property Tax for the building payable
to Corporation / Panchayat, building Tax under
the Building Tax Act (one - time tax ) payable
to the Government, Workers Welfare Fund and
/ or any other such taxes or levies which
may be imposed in the future have to be borne
by the buyer.

All deposits and charges for power,
water supply, satellite link, cable TV network
etc. have to be borne by the buyer.

Vrindhavan Apartments reserves
all rights to accept or reject any application
without assigning any reason whatsoever, and
in case of any such rejection, the registration
fee will be refunded without interest within
90 days from the receipt of the application,
In case of the booking being cancelled by
the applicant, the amount paid will be refunded
less 20% or Rs. 25,000/-, whichever is higher,
only after the promoter allots the said flat
/ villa to another buyer.
- In case of default or deviation
from our payment schedule by the buyer, the promoter
has all rights to cancel the booking. The amount
paid till that time, less 20% or Rs.25,000/-,
whichever is higher, will be refunded after deducting
the registration fee without interest after allotting
the said flat / villa to another buyer.

Delivery dates are subject
to 'force majure clause'. Every effort will
be made to obtain electrical, sanitary, and
water connections within the stipulated delivery
dates. However, no responsibility is accepted
for any delay beyond our control, in obtaining
these services from statutory bodies. Any
expenses incurred for providing temporary
supplies for the occupation of the premises
shall be met by the buyer.

Plans are not drawn to
scale and are included for the purpose of
identification and guidance only. Furniture
layout is only an indication of space utilization.
The photographs shown in the brochure are
only indicative. Facilities such as aerial
tramway and capsule lift in Hill Resorts are
proposals only and subject to change or cancellation

Dimensions and details provided
in the accompanying brochure are approximate
and are subject to minor alterations and variations
without notice. All such alterations and variations
shall be purely at the discretion of the builder.

Before executing the sale deed,
the buyer shall inspect the flat personally or
through a representative, and shall execute an
affidavit to avoid any future disputes.

All payments should be made by
way of Demand Draft in favour of Vrindhavan Apartments,
crossed account payee only, payable at Thrissur
/ Ernakulam. Local cheques are also accepted
subject to realization.

In case of NRI clients, payments
are to be made preferably from their NRE/NRO
accounts.
- All transactions are subject to
Thrissur jurisdiction
All expenses incurred such as transformer and
cable charges and others payable to Government bodies
shall be equally divided among the buyers.
